Spring Roof Inspection Checklist for DFW Homeowners

Spring in Dallas–Fort Worth means thunderstorms, hail, and temperature swings that put real stress on your roof. Before summer heat pushes temperatures past 100°F, now is the ideal window to check your roof's condition, catch any damage from winter and early spring storms, and address minor issues before they become expensive repairs.

Here's a practical checklist you can use to assess your roof — and know when to call in a professional.

1. Check Shingles from the Ground

Start with a ground-level walkthrough around your entire home. You're looking for:

  • Missing, curling, or buckling shingles
  • Granules collecting in gutters or at downspout exits — a sign shingles are aging
  • Dark or discolored patches that may indicate moisture damage
  • Cracked or broken shingles from hail or wind impact
  • Shingle edges lifting away from the roof deck

2. Inspect Gutters and Downspouts

Gutters take a beating during Texas spring storms. Check for:

  • Dents or dings in gutters and fascia boards — often the first sign of hail damage
  • Gutters pulling away from the roofline
  • Clogged downspouts that could cause water backup under shingles
  • Standing water in gutter troughs

3. Look for Interior Warning Signs

  • Water stains or discoloration on ceilings or upper walls
  • Damp or musty odors in the attic
  • Visible daylight through roof boards in the attic
  • Sagging or soft spots in the roof deck

4. Inspect Flashing, Vents, and Skylights

Flashing — the metal strips sealing roof penetrations — is a common entry point for leaks. Inspect:

  • Flashing around chimneys, pipes, and HVAC units for rust, cracks, or separation
  • Ridge vents and soffit vents for blockages or damage
  • Skylight seals for cracking or bubbling
  • Pipe boots (rubber collars around plumbing vents) for cracks or UV degradation

5. Assess Attic Ventilation Before Summer

Texas summers are brutal on roofs. Poor attic ventilation traps heat that can exceed 150°F, accelerating shingle degradation, warping roof decking, and driving up your cooling bills. Before summer hits, confirm your attic has adequate intake and exhaust ventilation — a properly ventilated attic should stay within 10–20°F of outdoor temperature.

6. Review Your Roof's Age and Insurance Coverage

Most asphalt shingle roofs in DFW last 20–25 years under normal conditions, though Texas heat and hail storms can shorten that significantly.
